@Jim Zatko  First of all, congratulations on jumping in and getting a deal done!  As others have said already, that is valuable real world experience that you can now use when doing your next flip and beyond.

I too think it's a great rental to hold onto, considering how much you're getting in rent compared to what you have into it.  I'd hold onto it.  I like the suggestion of looking into getting it removed from the flood maps as well.  That is certainly worth checking into.

Congratulations again on getting that first deal done!

@Bill S.  I totally agree.  Eventually rents will stabilize as you stated.  But for now, it's a good time to be a landlord here in Denver.  The question is as always, how long will it last?

@Jeff Rabith  Man, that is terrible.  Unfortunately your story is far from the only one like it.  Nevertheless, it is sad that there are GC's as unprofessional as this guy out there.

I don't have any referrals to help you out but I wish you luck with the rehab.  Trying to find a good GC to help out right now might be a bit of a challenge with how busy everyone is, but I'm sure you'll get some good advice from others here on BP.  Good luck!
