@Bill S. Wow!!  Congratulations!  I remember seeing your post here about this property when you advertised the open house.  That is a fantastic deal right there.  I too cannot believe she took $1k for it, shack or no shack.  That is unreal.

@Bill S. Very cool.  I talked with another investor last week who is researching investing in that area as well.  They mentioned that the rental market is strong in Cheyenne with the military base and university etc. with lower property prices.  I wish you luck!

@David Tankersley I would suggest you really do your research to determine your best strategy if you try and wholesale here.  Like Bill said, the competition and market here suggests that Denver probably isn't the best alternative to wholesaling in SoCal.

@Bill S. I have heard (and seen) how tough Denver is to wholesale for a while. I was getting ready to start mailing here but then decided to take a step back to determine if my marketing money is really best spent mailing locally. I have been considering Kansas City as an alternative since I used to live there and know the area. I've talked with people with very encouraging results there.  I've heard good things about parts of Arizona as well.  I'd be curious to know where you've decided to start marketing out of state.

@Anson Young I couldn't agree more.  We live in an arid climate yet some people insist on having lush green yards to keep up with their neighbors.  It's ridiculous.  Non-potable water would make so complete sense so.......it probably won't happen any time soon.

Back to the original post, I doubt most tenants would care at all about the lawn outside.  Do your best to clean it up but other than that you should be good to go.

@Matt M. Which class was that??  I'd like to hear more about it as I'm looking to wholesale here in Denver myself.  All I hear is how impossible it is to find deals but I agree with what you said.  I think it's very doable as long as you get out there and talk to people and make it happen! 

You don't happen to know the name of that attendee do you?  Just curious.
