David Dachtera I agree with you there! Honestly collecting late rent has never been an issue and many of the so called problems people have are very easy to manage. It takes a certain type of person to handle this business.

In all seriousness though I think J Scott nailed it. When you put it in those terms it makes so much sense! My biggest beef on here is the suggestion that property management is the solution to every tenant issue. It's just not a helpful answer to "hey my tenant is late how do I go about this?" Anyway, I agree that it is silly to not factor the cost of management in when you buy.

Esther L. Good question. There is a difference between you having guests and you subleasing. Subleasing allows you to profit while leasing a unit you don't own. The biggest problem with this is that you the tenant shoulder absolutely no responsibility for things such as insurance or liability. The other issue is that you could put anybody in the unit without knowing how to properly vet and when/if it doesn't work out the owner still has to go through a costly eviction. If it were me I would let you try to find roommates to finish out your lease with (properly screened of course). Hope that helps explain the difference!
Dani Z. I see your side. If it really is with that to you then I think you need to stick to your enforcement. $250 seems like a legit fine. I would also worry he would smoke inside. To me I would much rather smell the smoke than have him ruin my home. Good luck! I hope you don't have to evict!
Lia Morrison unfortunately you have to let the process work unless you wish to face your own legal action. I'm sorry your client has to deal with this!

Kenneth Garrett the language of my lease is two months OR until I fill it. This is a little less stress on both parties.

Ashley Wulforst I could be wrong but if no money has changed hands she is not your tenant and there is no "lease". I would just move on. In my case she would be in violation of the possession of property clause.

Carey Branam if it were me there are two things I would consider. If they had been a long term tenant and this was a first I would say yes to this one time with no penalty. In your case I would say yes you can but it will be a $50 late fee plus however much per day (mine is $25 on the 5th then $25 per day past that so on the twelfth she would owe rent+$175) if that isn't doable I would issue for eviction.
