@Mike Wood I'll have to YouTube to see if there are videos on simple AC repairs like that!  Great to know it's possible to DIY some of that.  Thanks!

Still not sure what I'll do as summer approaches. One of my condos has the outside unit on the roof and the HOA is a bit snarly about repair techs going up there because of roof damage in the past. Hmmmm.....

Hey veteran LLs.....do you do an annual tuneup on the AC units in you units (aka preventative maintenance) OR just wait until a problem arises and deal with it then?

Good Morning from Florida!  I am sitting for SA exam in two weeks and will need a broker to "oversee" my RE work....I have a few questions that came up recently:

1. I am getting my license primarily for getting on the MLS to advance my investing career and not so much to work as a sales agent. Will a broker still be open to sponsoring me? How can I make it a win-win for the broker as well as for me as well?

2.  To all the agent-investors out there.....what are the benefits of working as an agent PT while building an investing portfolio?

I'm with @Account Closed that neutral grayish walls with bright white trim provides a nice clean, fresh look.   I'm in Florida so durable flooring is a must, but a wood-like laminate or vinyl is great.  When my laminate has worn out I plan on replacing with wood-grain rectangular tile because tile is so durable and cool. 

If it's in the budget then newer, matching SS appliances are a good idea or if budge it tight then at least upgrade the fridge and keep the gas stove as long as it's clean and working.  I may leave the countertops as is, but start saving up for new ones when the first tenant moves out - tenants will likely wreck them (is that laminate or butcher block).  I'm in the same boat there with my rental...left the laminate counters, but know that I may have to replace them down the road.   Then I will go with a 15 year-sealed granite ( you don't want to have to reseal the granite every year in a rental).  

White cabinets are kind of "in" right now, so you could save on that as long as they are in good condition.  I may price out adding a classy tack lighting instead of the light that's there.  I usually hate track lighting but I put it in my kitchen and it actually looks awesome.....has to be classy track though...not cheap crap tracks.

I only have one tenant right now, but her bank (TDBank) partners with PopMoney and so she sends me her rent electronically that way.  It's no cost to me and I get the money in my account usually in 3 business days.  So far so good.  If a tenant's bank doesn't provide PopMoney services to their account holders then the service charges the tenant $0.95/transaction.  You as the landlord pay nothing.

We put vinyl planks (looks like wood) in our second story 2/2 condo.  I got to know all the owners in the building and the guy who lives below our unit hasn't complained.  The vinyl is beautiful, durable and gives a little more than a laminate or hardwood, so it's worked for us.
