Good Afternoon!  I am looking at a deal on a piece of raw land.  I drove past and it's in a decent residential area - as far as I can tell someone must have planned on building on it at some point, but then the deal fell through or something, I think.  Here's my question:

It's covered in mature trees and weeds (so not cleared at all).  Who do I contact about finding out if this land is good to build on?  I certainly don't want to buy it and find out I can't build a house on it.

Thanks in advance for any advice ya'll can offer, here's the situation:  My father has owned ~5 acres of land out in CO near Ft. Garland.  He has always been an absentee owner and now wants to sell it. 

  • Comps vary widely on Zillow (I don't have access to MLS...sitting for my agent's license next month).
  • A local agent he contacted said they would recommend listing at $11k
  • An improved property in the area recently sold for $95k (1/1, 702 SF):  http://www.zillow.com/homes/for_sale/Costilla-Coun...

I'm such a newbie working on investing here in FL and have never worked a deal in raw land, so I have no idea how to steer him in the right direction.  Here are the questions:

  • What's the best way to find a local agent to help with the sale?
  • Should he sell it raw or look into building on it to elevate his profit in the sale?

@Wesley Williams your comment on this post helped me a ton. We have an LLC and with one paid off prop I was thinking we should quit claim to the LLC and out of our name for liability reasons. If hazard ins. is up to triple for LLC-held props then I'm definitely going the umbrella policy route. Thanks for your comment!

When looking at rental comps what features/amenities have value when setting rent?

garage vs carport?  pool access? tennis courts?  schools? interior/exterior upgrades (granite, deck, sunroom)?  neighborhood location to community amenities (shops, major highways, schools, etc.)?

All of that matters, in addition to comps, right?  

Any thoughts from experienced landlords?
