Hello @Victor Cooke from another Northern MI investor. That was definitely a good read.  Thanks.  Those sound like some hard earned lessons and I'm glad you've shared.

Just a quick look seems like a fair number of small multis in the Eastpointe area, Roseville and such.  What do you mean by desirable?  Call a few property managers in that area.  They'll have a boots-on-the-ground view.

John Grey is who I worked with as well.  He is on the commercial lending side now.

@Ed L. You have quite a wide area there and things can vary considerably between those different cities.  You should be able to find properties around Mancelona.  You will have been more insulated from the run up in prices that TC has seen.

You may try:

- First Community Bank (currently using them)

- Honor Bank

- State Savings Bank

- Traverse City State Bank

All local to the area.

I also live in the TC area with a triplex in Benzie County.  Rentals are very tight in Benzie at the moment and prices are generally  lower in Benzie County than TC or Grand Traverse and Leelanau counties.  You may look there.  Specifically Lake Ann, Honor, Beulah and Frankfort.  For a bank you could try State Savings Bank, Honor Bank or First Community Bank, all local.
