I would also be interested to hear if anyone has any recommendations.  I self manage but it would be nice to have some names in mind should I decide to stop.

@Bruce Bailey Sorry. I didn't see this until now.  Yes, the monthly evening meet was this past Monday.  Did you go check it out?  I wasn't able to make that one.  Unfortunately, there is no website.  I think more and more I need to just make one since it's proving hard for people to find outside of BP postings or maybe a posting in the Ticker.  I discovered another meet in the area, much smaller, through meetup.com also.  That one happens on the 3rd Monday each month.

@Bruce Bailey The NMRPOA meetings happen on the first Monday of the month and they alternate between lunch and evening meetings.  The next is an evening meeting at the Elk's Club in TC.  The one on Meetup.com, which I attended for the first time last week happens on the 4th Monday of each month, typically at The Filling Station restaurant/brewery.

Bruce Bailey There are 2 REIA meets that happen regularly. The N. MI RPOA and there is another organized through meetup.com. You may do well to look just outside TC where prices have a better chance of making sense for a rental - try Interlochen, Grawn, northeast Benzie County.

@Jake Graham Yes, it takes place every month, alternating between a lunch meet and a dinner meet.  The next one is a lunch meet on May 7th 12pm at Harrington's By the Bay in Traverse City.  June's will be an evening meet at 6pm at the Elks Club.

@Account Closed  Thanks for the tips on documenting that they've actually moved out.  There is truly nothing left of their property in the unit.  I will return only a portion of the sec. dep. because there is some damage that will get deducted.  I was initially thinking I'd have to use some the deposit to clean if they didn't leave it like they got it but aside from the damage they cleaned it pretty well.  

Another question in this case come to mind - I gave them the 30-days later in March so that the 30 days is up on Apr. 22.  They were in the unit for 2 weeks of April but paid no rent for April.  I am under the impression that had they paid Apr. rent and I accepted it, it would void the 30-day notice.  Is this correct?  When part of a 30-day period runs into the following month, can rent still be collected for that portion of the following month (or in this case, deducted from the security deposit)?

All in all, I am just glad they left without much fuss and cleaned.  They could have dragged it on if they knew how and wanted to.
