Unless you really need to it’s never a good thing to go it alone. It will take you more time than necessary to learn why some of the things your doing don’t work. Many times you know you’re doing it right but until someone who’s been there tells you that you are, you’re always going to have doubts.

Don’t stop believing that you can do this. My group will soon be putting together a meetup group here in Chicago. Were going to do this a little different I think than the way meetups are organized. We are going to offer both newbie’s and veteran investors an opportunity to work with us by offering all of our resources to work their deals. More to come on this, stay tune.

In the mean time keep reading everything you can on wholesaling in BP. You will not be wasting your time. If you want to jump in by all means do it. If you find a property in Chicago that’s a good deal post it in the market place. Just remember to start slow and have all the pieces in place. BP will show you the steps. If you decide to join our meetup group, when that time comes, well help you from that point on.

First let me be clear I am a huge BP fan and supporter.

That said this site has a YouTube video called The Lightning Fast 5K Formula which will give you step by step instructions on how to use ListSource. It's somewhere in the middle of the video.

Sushi fans! I love it! Hello @Wendell De Guzman. What are the odds that there would be a sushi lover/REI living so close to me? I've set a few hours aside tonight to catch up to not only your podcast but @Brie Schmidt as well. Thank you both for the warm welcome. I hope you will both someday come to consider me a valued colleague. I will definitely be connecting with you both. I do hope that's okay. @Nilesh Makhija from Virginia thanks for jumping in. I appreciate your article recommendation. I did take a moment to read it earlier today. @Ned Carey and I are on the same page. I’ve seen the shark’s eye ball to eye ball and have had the gurus take my hundreds of dollars in exchange for their pretty note pad and logo pen. I’m done with that. Hello BP community. I'm somewhat of a newbie REI. I sat in the background for sometime before posting anything on the BP forum. Please allow me to re-introduce myself. My name is David Perez I'm a part time REI/Wholesaler from Berwyn Illinois and a full time plant manager for a sushi production and distribution plant located in the Chicago area. Our sushi is hand made, delicious stuff.

Enough said about sushi. I am looking to partner up with anyone who wishes to take a look at my leads and work together with me to create a successful business relationship. I will do most if not all of the work once you agree that there is enough of a spread in a deal to make it profitable for the both of us. I’ll get the contracts you help me close them. I am not greedy; I will take less than my share to get a deal closed.

I am aware that there’s a lot of competition here in the Chicago area so if you’re an REI from out of state who wishes to work properties in and around the Chicago area please give me a shout. Obviously if your local and are good with the idea of working with someone like me than by all means do connect with me.

Just in case it comes up, I am presently looking for a local REI club to attend.

I'd like to thank both Jay and Joe for taking the time to respond to my question. I really appreciate all of your comments and advice. I'm sorry for the late response. I'm wholesaling part time right now. That said I can use all the help I can get. I tried REI back in 2011. Unfortunately for me the college's I chose to follow were no match to those I'm finding on BP.

How exactly do I record an option or sales agreement with the county? My understanding is that this needs to be done to protect my interest should the seller decide to sell the property to someone else after s/he has agreed to sell the property to me. Do I get the contract notarized than go down to the county court house or can I just take the signed agreement as is and file it that way? I’m in Chicago. If this is something that is not necessary please let me know.

Jon from Colorado; I will take a pause and consider everything before I create another post. From what I'm seeing in the forums you guys are great at assisting newbie’s with there questions so I'm going to start making it a point to ask before I leap.
