Instead of buying and holding, I was curious to see how easy it would be to sell a rehabbed duplex. and WOW was it easy and fast! Biggest profit I have ever gotten from a flip

Cash invested: $120,000
Sale price: $445,000

So this was my first flip and my first and only attempt to get into the business. I say only, because it got me in! Anyway great first property and I learned alot. I ended up having a friend who has done flips before. I offered him 30% of all profits and he didnt have to put up any money. He just had to teach me. Most would say, it was stupid % but without him I would be nowhere

Lessons learned? Challenges?

Check if property has Public Sewer or Septic. I ended up paying an extra 20K to replace septic and i was not happy

This was my first flip and I was so excited to make a large lump sum profit! I bought it at auction and what a ride. It ended up having a squatter which took 3 months to having the sherriff vacate him, however, it took longer to finish but was worth the wait. Sold in 1 day. After closing cost Profit around 35k!

I bought this house using the profits of my other homes. I wanted a house without a mortgage and thats the only reason I bought a SFH. It was cheap, it is small and because it is small maintenance issues will be easy

This SFH i bought at auction on a whim. It was my first investment and it was time to get my feet wet and it helped me learn a valuable lesson early on!

TAXES. Taxes are so high in my market that a SFH only cashflowed under $300 per month. So the next house Ibought was a duplex and it cash flows $1200 per month. What a quick awesome lesson!
