@Julie Taylor Frank Lloyd Wright used rubble trench foundations.  No concrete...just a gravel filled trench.

As for repairs: anything can be fixed. :)

@Marcin G. As others have said: a 3/8" supply line is not adequate for a washing machine and is not to code. Not to be unkind but, if you want to "...get rich in real estate..." practice doing things the right way.

@Tommie Toliver Another vote for MLS (and priced right!).

@Kent Verge  Yes, you would dig down about a foot and bury part of the membrane as the other half runs up the wall (forming a "L").  It's a tough situation to deal with and this is not the perfect solution.  Perhaps someone here has experience with this or you could try to consult with a waterproofing contractor.

I agree with you about the previous owner's"mound" idea. :)

@Account Closed Does Quickbooks Pro 2015 have the "class" feature?  I hope so...since I just purchased it. :)

I very much appreciate your posts on Quickbooks. Thanks!

@Tony Tran some of those do sound 'tenant induced'. Maybe if you start charging her for those, she'll stop. :)

@Amy A. Do you have enough work to keep someone busy full-time year round?  That itself can be a source of stress!  Plus Worker's Comp is very expensive though I don't think it's required for someone having less than 3 employees.

It sounds like you'd do better to find a reliable handyman but I know they're  hard to find.

Are they legitimate repair issues?  What kind of things are they reporting?  One thing I do to minimize calls is go through the entire place at turnover and make sure everything is working and in good order.  That seems to help.

As you've mentioned, re-grading is the best way to keep the water out.  The slab should be at least 6" above grade.  Z-flashing between the siding and apron trim.  The insects are likely there due to the moisture.

If you can't do much to change the grade, you can install a Geotextile membrane around the perimeter.

You don't want to put this all back together until it's right or else you will haven this problem again and again.

@Jason Douthitt Yes, if you can: do it!  For that size house, probably around 5k.
