@Liam Goble  In reading this, it's not clear to me why you say she's crazy but even if she is: just be gracious and kind. Everyone appreciates that!

@Tammy Braz  Though I agree with others here that it's a business and the numbers are what matter, there's also an aspect of it that is personal. Just like the best salespeople are the ones who really believe in their product. You don't want to fall so in love that it clouds your judgement but it does help to have some inner connection to the property.

And if I may, I think that thinking should extend to business and customer relationships too. Rehabbing only by the "numbers" nets a certain product. Rehabbing, mindful that this will be someone's home and that they will be paying their hard earned money to live in it... nets another.

@Shayla Fletcher  To post pics, use the little button in the toolbar that looks like a mountain range ( or is it a forest? ... it's so tiny?!).  Third from the right.

I always find the last day bittersweet: Happy to be done but sad to say goodbye to a place I've poured many hours of effort into.

Congratulations!

@Jonna Weber  I had a mystery sound once in a rental.  It took me a while to figure it out but it turned out that some of the studs had pulled away from bottom plate of the wall (due to improper nailing and truss uplift). When the parts moved, it made a loud creak.

I'm not saying that's your problem but it might be something with the framing. Sometimes you just have to open up the wall to find out what's going on. It's only drywall, right?

@Cliff Harrison  Yes, they will have to be replaced. As @Pat L.  pointed out, the cost will depend on the size and configuration of the house.

@Susan Mcmillan  Welcome to BP....boy, do you live in a great state!  :)

My advice:

1, Learn as much as you can about the entire process.

2. Go slow and start small.

3. Always do excellent work.

Good luck!
