you should try and use kelly & Grant P.A out of Boca Raton.

I have used them numerous times and my property management use them as well.

they are super fast and prices are the lowest i could find out there..

All local investors here in south Florida usually use the "far bar" "as is" contract.

i preferred to use the 2008 "as is" contract. its simple and short, only 5 pages and enough for most realtors/owners / title companies and other investors. you can assign it,double close, flip and basically use  it in any way you choose. as long you use the right language in there..

btw- if your'e looking for investor friendly title company i would suggest you use independence title in ft lauderdale .

they are awesome!! they do the right job, keep the transaction smooth and safe and make sure everyone is happy.

its all a numbers game- you got to keep the numbers below local comps.

10-20% lower- so you have the option to rent it and then in 1-2 years sell it and enjoy the appreciation in price..

also keep in mind that tenants usually don't keep the property in the condition they got it, so you might need to invest some more money when the tenant leave...

important things about renovations: do these things when you buy and you wont need to reinvest when you sell.

granite counter top

tile floors

tile bathrooms.

Roof (if needed)

kitchen cabinets (if the old kitchen is outdated..)

vanities.

faucets and light fixtures..

Things you'll probably have to upkeep

paint

appliances

ac

yard

WD
