you should check with the city for code violations open or expired permits and municipal liens.

some title companies does not consider those as title defects and wont order it. ask them first before you start doing your research.

also drive around the area, call Realtors signs ask to see these houses , ask questions about the price , days on the market and how much are the owners flexible on the price. that should give you a good idea on the competition and what you will be facing when you come to sell.

don't forget to run the numbers few times and in few situations.. fix and flip, fix and hold, wholesale etc.. might be good idea to show it to another investor ask for their opinion..

congrats on making the decision to buy your first fix and flip.

my suggestions for you is to network with both wholesalers and privet lenders to try and find deals and cheap money.

both work hand in hand so you will be able to find what you're looking for or at least get in the right direction of what you need to be able to do your first deal.

the market in south florida is very high priced comapre to other markets..

rents are higher too.. its a very compatitve market and you will find investors from all over the world buying here in the tri county..

apprication is high too.. but you have to buy smart...:)

you definitely need to talk with a short sale agent and get a full disclosure from your land lord!!

do not wait another day. next day you can be out by the sheriff

foreclosure in Florida is fast, if your land lord is getting screwed by his attorney he wouldn't know and you wouldn't know and both of you will lose this house.

i have seen numerous time when land lord stall and tell the tenants everything is fine just to get the rent payment which in fact they don't care and they end up losing the house and the tenants is forced out.

please call him ask to speak with his attorney and get in touch with who ever you need. time is in an essence here.

btw- for the foreclosure auction you will need to post 5% deposit 3 days in advance. and if you win you need to pay in 24 hours. no finance is going to work here. you also need to know that the bank final judgment could be higher then the market value for the house and they will probably outbid you by crazy amount...

Hi @Lisandro Garcia,

I would suggest you drive back there and knock on the door. if no one answer come back after after 5-6 and try knocking again. talk to neighbors and see if the can give you information.

that will be the most productive search you can do.

you can search them up on social network- facebook etc.. or 411..

i used to use locateplus.com its not cheap but usually the information is not accurate..

best way is to go there after hours. leave your card on the door. give it to neighbors and ask around..

hey @ramsey blankeship

it is usually 6 months after purchase. 

but if the property is fixed up and rents high the appraisal will come higher and you'll be able to pull more cash out :)
