you can try looking in sites like Craigslist, for sale by owner or fsbo.com ,zillow etc.. 

you run the comps ,see the house takes pictures and consult with contractors about what's needs to be done.  then when you have the rehab cost and local comps you calculate how much you want to make in profit and subtract everything from the arv - after repair value. 

then you'll know how much to offer.

hey @Andrew chu

I would suggest you to go and attend local REIA where you can network with local investors. they can help you get your first deal going , give you advice and will learn alot from them.

do not suck to any course or mentoring program.  at first Learn as much as you can in these meetings and from other investors. 

do not waist your time by going to banks and look for REO's they are not in the same situation they were 10 years ago ,typically they will list at full retail value and these deals doesn't makes sense.

you can network with good local REO agents and tell them you are looking to buy cash . they might send you few deals. do not tell them you are going to whole sale. this will just make your chances to get deal much smaller. ..

best advice for you is start with Co wholesaling.

that way you take other investors deals and market them to your buyers . by adding your fee to the price you will make a profit.

I always try to calculate my repairs on a rental so the end result will bring me 20% return on my renovation money.

are you buying it cash or using privet money?  

how did you come up with the 24k estimate for the rehab. 

what's the resale value? 

if I go by your numbers 

54k purchase price amd 24k for rehab  that's 78k 

you're going to rent 2 units for 750 so that's $1500 a month.

you should calculate the expenses 

taxes ,insurance,maintenance etc 

and see if the cash flow will make sense.. 

you can use the 2% rule which in this case looks like you're right on the money. . so if 54k and 24k are right numbers and this is not a complete war zone were you would get your $1500 every month with no problems than this should be a good deal..

check again for the rehab costs with a local contractos ask to have written estimates. also see if you need to pull permits.. these takes time and money. .

my suggestion would be without getting to all the numbers and complications.. cut the over payment in half.

keep paying over your minimum payment,  but save  the other half till you get enough money saved for a down payment for a second property.  the second one would rent and pay for it self and will you enjoy the double cash flow, building up your portfolio and net worth. 

keep in mind that prices goes up and you might not find the same numbers like you did in the past years. if you do find a great deal you should look close in to it and try to make it happen. . good deals are hard to find and they usually goes  very fast...

every state has its own contract.

I just did a quick Google search 

for "fl as is 2008" contract

and found a bunch of sites that let you download a pdf version. .

you can also buy a legal copy at altastar.com

they have all contracts addendums

and other legal documents you might need. you pay for Thier service because these docs are copyrighted.

doing double close - by that you mean close a-b and then b-c 

if yes, than by doing this you are insuring both sides won't know the purchase and sale price.. keep in mind you will need to pay the title company twice because these are a two separate transactions.. you can avoid paying these fees by putting it on the seller side when buying and buyer side when selling. . but watch out so it won't kill the deal.. 

by doing an assignment you can save the closing fee but your might be losing the whole deal if they see the purchase and sale price. 

you can try do it in another way.. 

by sell an llc or hand over a land trust. both ways you will need to trust the buyer and make sure your arw getting paid before handing over the docs..
