congrats on getting the high bid!! 

in my area these goes very high.. I haven't found a single deal there for ever. .. any way

xome is a nationstar company so does greenlight and they dictate the terms and conditions of the sale. 

if its required that you pre qualify with greenlight I suggest you do itif you want this house. 

keep in mind because they are sister companies under the same umbrella they usually tend to try and get these houses sold and fund as soon as possible. . so it might be a good idea to try and work with them.. (just something to consider. .)

I heavnt read that book yet but i can tell you from my experience that the one thing for me was to choose to focus on one thing and stick with it.

BE PERSISTENCE! NOT QUITTING and NOT GIVING UP!!

you would find that most investors have hard time at the beginning.... even 1-2 years is the begining.

The thing that really can help you to be successful is to focus on 1-2 things learn it - master it and be an expert!

I wouldn't expect anything less from someone who is representing the bank.

but fnme are the worst.

starting at ridiculous high prices.

following with 30 days deed restrictions in reselling 

then 90 days cannot resell for more than 120% of the purchase price. . and I can go on and on.. 

so by saying they are investors friendly I guess you mean they are friendly to the bank investors but definitely not to us - the real estate investors..

Hi mark gallagar

from my experience here in Florida and other investor friends buying and selling fnme properties for the last 10 years they are the most difficult to deal with.  not investor friendly and Thier properties have the most issues. 

have you bought fnme properties before?  what's your experience  dealing with them?

If this is your first purchase i wouldnt recommend starting out with a big project like that...

usually it turns out bigger than what you thought...

in any case if you really like that property and it has lots of issues i would suggest send the listing agent a backup contract. these usually fall through and you might be bae to pick it up at a lower price.

 also fnme- homepath stopped negotiating high price reductions about a year ago.. but they usually have an automated system that reduce the price once a month..

also something very important to consider- if your'e planing to buy this property and keep it as a rental- because it has lots of mold you have have to get a remediation certificate that the house has been treated and clean. otherwise the tenants can hold you liable and take you to court if they feel the property  still have mold ,that can be very costly...

 it is not as simple as some people say..

 but if you stick around and be president it will be worth it!!

best advice i can give you is to netwrok!!

start by looking on meetup.com, BP community google and craigslist..

look for local investors ,wholesalers and start analyzing deals...
