You are right but its better than having to go through the books at the Santa Maria courthouse. I have another question that maybe you can answer and if not maybe someone else can.
When I find a trust deed with two individuals on it where do I find more information about the TD? Do I take the name or number to the courthouse at that point or what? I'm searching for small 2nd TD's to buy.

I used to be able to search trustee and trustor records online in my county courthouse in California but now you have to have information about each record you want to find. Does anyone have any suggestions on how to search these records online? Its really a pain to have to go to the courthouse and search. Any help would be appreciated.

Lease options are the way to go. Find a property that needs a little work and get the lease payments & price as low as possible. Find someone who wants to buy it & live in it & lease to them at a higher amount & sell at a higher price. Be sure to get a good option fee and you have the makings of a great deal with very little risk or money out of pocket.

If you can't get the answers about the amounts of mortgages tell the realtor you want to make an offer. While you're structuring the offer he will have to have the correct figures or you won't be able to make an offer. You'll be surprised how quick he'll have them when he thinks you may be a buyer.

If I were to invest in the Southern California area right now I would only do it with options or lease options. They have always been my favorite way to invest, especially in markets like these. Its a great way to start investing if you have little money or credit. I have a free report on the subject if you are interested. Let me know.

I like Michael Culler's answer. There are always salemen's jobs. While you're learning to sell something else may come along thats even better. Keep learning about real estate for free on the internet. You can also use the net to look for jobs and to help with your sales job.
Like he says don't give up there is still work out there if you look hard enough.

We had 4 days of upmarket but today the investors woke up again and showed what they really thought. The Dow dropped 162 points in less than 2 hours. Hows that for confidence in what hes doing?

Jon Steward is some sort of comedian so maybe you should
consider the source. The government has got this whole bailout thing so screwed up I'm afraid it will get a lot worse before it gets straightened out.
