@Oraude Boston good strategy bro, funny im doing almost the exact same thing from NY but wholesaling in NJ, I've also been studying for the NY RE exam. A lot of BP member suggested getting it as a resource that can lead to other streams of income (listing commission when sold at retail) if a seller is reluctant to less there property at a discount. Listening to all the BP podcast I realized that I was going to need a bigger and more consistent marketing budget, so i picked up an extra side job just to pay for marketing. I haven't started yet only cause being a new landlord has taken up all morning my time. But hoping to kick things of in late August. Either way your on the right path. #ContinuedSucess

@Michael Privitera welcome! I would say having your RE license would put you in a better position when it comes to new listings on the MLS and bidding directly instead of thru an agent. With wholesaling there some disclosure issues that has to be addressed. But overall I see much more Pros then cons in obtaining a RE license. Just my 2 cents

@Mistee C.Welcome to BP! The is a wealth of knowledge and resources here on BP. Check out the podcast, blogs, and free ebooks on the reasource tab. Check to see if you qualify for an FHA loan (only 3.5% down instead of 20%). Attend local REIAs, nothing beats meeting investors face to face and building rapport.

Down the line you may want to consider picking up your real estate license, having MLS access opens more doors to a variety of deals. There is actually a biggerpockets Manhattan meetup going on tomorrow hosted by @Darren Sager 

On a side note I've been looking at property in the Newburgh area on the REO site, there very affordable, crime up there may not be as bad as some of the stats indicate.... What are your thoughts about that area ?

@Canny Almonte  welcome to BP! You've come to the right place! New York is a tough market on the investing and realtor side. I use to be a realtor for rapid and citi-habitats, I've noticed that the best deals are almost all word of mouth! So network like crazy and constantly. Secondly having a steady marketing budget in place is a must as well. With theses steps your should be fine :)

@Joel Cerda Welcome to BP,  you've come to the best place. Tons of free and useful resource here on bigger pockets 

As everyone stated, listen to podcast, join 3 local REIAs and be active In the forums. Next look to see if your are qualify for FHA loan (3.5% down compared to the usual 20%) requirement, you'd be surprised how little cash you may need just to get your foot in the door of rental property. Just that puts you at a great starting point......

Those few tips should keep you busy till you figure out which direction you want to further explore.
