I was at a local NJ REIA meeting last week, there was a gentlemen (realtor), he was representing a investor that had a large portfolio of mortgage notes. After talking to him for a while he showed me a list of about 30 performing notes the investor was trying to liquidate. I don't have enough capital (yet) to invest in notes but it seems like a solid method of getting consist returns.

@Dave DeLima @Account Closed meeting was great, there were a lot of buyers and rehabbers in the house. They were actually all looking to connect with wholesalers, and specifying what kinds of deals there looking for. Afterwards the presenters talked about the ins and outs of structuring  short sale deals. Overall it was a great experience.

Funny im in west Babylon but I'm actually attending NJ REIA tonight ....if I had known i would have attended that one ....lol
Hey guys I'm heading to my very first REIA meeting today. I'm a bit nervous and excited. My goals is to meet and potentially partner with local wholesalers since I'm a newbie just starting out. Hopefully I can converse with some bigger pockets members as well.

Great insight on wholesaling @Blake Yarbrough also, depending on how much you have, you can search for a SFR or duplex to start collecting cash flow. If possible see if you qualify for an FHA loan. With that can only have to put down 3.5% (have to pay PMI) compared to a conventional loan which is 20% down. There is a ton of threads on BP about this topic. Hope this helps!

#AskBP How about talking about the BIG PICTURE meaning signs to watch for a real estate bubble growing in a particular area. What are early signs of area getting hot or cold with RE action. What's states or county with foreclosure, short sales are spiking in. What are the big players doing like the (hedge funds, Toll Brother, KB home). I guess like a general news flash of the RE industry.
