Termites are biggest concern in Florida especially wood framed homes. We are looking at block homes only because of that

Quick story.

I purchased a rental property during the “bubble” in 2008, right before the crash.

After the crash I was completely upside down. As a new investor I panicked and several years later I sold the property for a loss.

Now fast forward to 2021. That same house is worth A LOT more than it was even in 2008. If I just held on to it I would have so much equity in the house.

Talk about regrets!!!

The point is, no matter what kind of market we are in, real estate is a long term win. Especially rentals since the tenant pays down the debt.

I have experience with real estate investing in the Clermont / Minneola area. However I do think that Lake County has some upside potential considering the huge amount of growth in neighboring Orange County.

I am thinking of moving my focus to the Tavares, Leesburg, Mt. Dora areas.

Does anyone have any experience with rentals and / or flipping in those areas?

Interested in hearing your thoughts or suggestions.

Everyone has their own investment strategy and criteria. What appeals to you as an investor may not appeal to the realtor.

As also shared, we can’t buy every deal that we come across nor do we have enough capital to buy them all.

As a realtor it is my job to find my client an investment, even though I am an investor myself. I take that responsibility very seriously. Plus if I do find a good buy that will always be repeat business. And we can make money on both sides of it (purchase and sale).
