Post: Selling property before lease ends

Hey Amy it is ok to sell the home that is under lease. Legally the lease will be transferred with the sale of the home to the new owner. Other options can be asking them if they would accept a cash buyout upon sale of the home. But having the home under lease is not a deal breaker for some buyers.

I don’t think this is an either / or question. It really has to do with what your goal is. If you want to build and grow a real estate investment portfolio then house hacking multi family is the way. However if your goal is to focus on alternative investments I.e. couples retreat then that is what you should chase (no pun intended). The couple retreat will be a business since there will be active management in the day to day operations.

Prop Stream is very easy to use. I had another investor colleague recommend it and that’s what I use to generate leads. I use the stack method by filtering out my lists. I use the software available on Open Letter Marketing to find the homes that hit multiple lists.

This property was purchased as your primary residence? I’d sell it. The market is prime to sell and then you could always flip your profit to purchase other properties or alternate investments.

Large scale investment firms like Blackrock and Invitation Homes are buying homes due to the shift we have been seeing in the market. People are getting g out of the cramped living in the cities and moving into the subs. SFH was seen as a beginner game but now is considered a main stream investments due to this shift in renter behaviors
