When it comes to comps, you need to stay close to your subject property.  I try and keep my comps within the last 30-90 days and .25 to .5 miles unless it is in a more rural area.  If possible, stay within a couple of block radius in the same subdivision.  In most cases, you want to stay in the same school district and avoid crossing major streets.   The closer your comparables are to your subject property, the better the comparison.  You also need to consider the number of bedrooms, bathrooms, square footage, etc...

@Pablo Espin, I assume that you are in Fayetteville NC.  We have a couple of meet-ups in the area that you should consider attending.  If you have Fayetteville as a keyword alert you will see when they pop up.  They will either be this weekend or next weekend.

@Sharnece Holmes, is there any reason other than Fort Bragg that would lead you to invest in the Fayetteville area?  You could also look in Southern Virginia near Norfolk or Ft. Eustis, which would keep you a couple of hours closer to DC. Of course, Fayetteville is a good market because of Fort Bragg, and there are plenty of opportunities even in today's market.  I would recommend finding an agent (I don't just say that because I am one) and ask them some specifics about the area. There are several agents in the area that are here on BP who specialize in working with investors.  Of course, I would be more than happy to talk to you about the area and some of the local agents and vendors that I would recommend.

@Sean Lemon, I recommend Spoat Jackson Brown and Guardian.  There are several companies in town, so I would recommend reaching out to a few before choosing.  If you have any questions, don't hesitate to ask.

@Roy Gottesdiener, it sounds like you are doing the right things. Unfortunately, there is not a lot of small MF available right now.  If I run across anything, I'll let you know.

@Matthew Kresky, are all three of your properties in the Fayetteville area?  Short-term rentals are getting very popular. I'd love to jump on a call and see what kind of help you are looking for in the area.  Even if I can't help, I may be able to link you up with someone that can fill the role you need.  Congratulations on getting your third property under contract.

@Michael Ilizaliturri, there is a lot of good advice in the above posts.  I hope you see the trend, which is to figure out your goals and then invest accordingly.  You are in a very strong position to start investing in real estate, but you are also in a very dangerous one.  The funds that you have can and will disappear very quickly if you do not make good decisions.  Find a realtor in your area that works with investors and get a property under contract that works for you.  Network with people actively involved in the market and surround yourself with people taking action.  Don't get in a rush to spend your money; real estate is a marathon, not a sprint.  Good luck.

@John Blaisdell, welcome to BiggerPockets.  I don't know any closing attorney's out in that area, but several members work in the Jacksonville and Wilmington areas that may be able to help.  Good luck.

@Michael Delmar, welcome to the forums.  Who are you doing your prelicensing through, I did mine with Cumbie & Trull online last year - great experience.  If you have any questions about the exam or anything else don't hesitate to ask.
