So I'm in Fayetteville right now and I'm new to the area. I was wondering if you're looking at comps would you look at county level or city? Also what are you guys using, because I'm using zillow to look at comps.

When it comes to comps, you need to stay close to your subject property.  I try and keep my comps within the last 30-90 days and .25 to .5 miles unless it is in a more rural area.  If possible, stay within a couple of block radius in the same subdivision.  In most cases, you want to stay in the same school district and avoid crossing major streets.   The closer your comparables are to your subject property, the better the comparison.  You also need to consider the number of bedrooms, bathrooms, square footage, etc...
