So... How are you finding deals nowadays?

I'm operating both in Fayetteville NC and the Cleveland suburbs, looking mainly for residential MF, and can't find deals. Anything half decent gets picked up sight unseen or closes at way over asking. I'm constantly putting offers and in touch with wholesalers, just wondering if anyone has any strategy for finding deals in this market.
