Very common to paint a dated brick or to tile over it. In every case that I have done it or seen it done it was a huge improvement over the existing. Regarding the exterior: the right color choices will give a drab dated brick the curb appeal that will attract attention to your property.

It depends on the locality and type of work being done. Some towns have allowed me to roof my own rental homes. Most require a state license. Every town has required a licensed electrician to change a service. It doesn't hurt to call your local department of buildings to ask what they require. It can save a lot of headache in the long run. Some towns, when changing windows require that bedroom windows need to meet egress standards as well as efficiency standards. This requires in some cases reframing rough openings. Better to know these things before you start.

I presently have three rentals in Matteson. Their permit process has been painless. I get a good quality tenant. I've had zero problems with the neighborhood. The only minus is that values have been stagnant and as already mentioned, the property taxes of Crook County.

I've owned several homes (personal residences) with the same flooring. It is only 3/8 of an inch thick. I would try someone who refinished floors. I'm sure they run into this quite often.

Section 8 rents are not guaranteed. Only the govt. portion is somewhat guaranteed if the tenant remains in compliance. I have had to evict section 8 tenants because they didn't hand in their paperwork. Some tenants had a bigger income whereas the govt portion was only $140. Still had to chase the tenant down for their portion. Also be aware that section 8 city of Chicago and section 8 Cook county are separate entities. Chicago pays a higher rent than market whereas the suburbs ( in my experience) have been below market. Not worth the hassle.

Aline International in Mokena is a wholesaler to contractors, dealers, etc.? They are half the price of Hobo. All wood with all the bells and whistles. They do not offer any design services. The prices they show on line are retail. You can expect a discount of approximately 50%.
