In Chicago area we call gas company. They will check for gas leaks in an appliance no charge.

Thanks for making landlords aware of the law. Tenants may not be aware (some are) but blood sucking attorneys are. I did an eviction several years back. She used one of those BSAs who knowing that she was due 2x the deposit (which you cannot use against her judgement) and that he could drag this through the court system used this leverage to get himself $800 and allow her another 30 days to stay in my apartment. The file was sealed so the eviction never shows up in public records. I now use move in fees instead of security deposits. Should you ask for your interest due? No. Should you make him aware of the law ? Yes. Thank you again.

I have a 15 unit in urban Chicago. I have used a product called Temprid. I believe you can get it online from "Do my own pest control control.com". It worked very well as we got rid of them completely.

As per all of the above, listen to the podcasts with her, listen to real estate investment books with her, watch flipping shows with her. You might start by flipping your own home to get cash and start house hacking. Whatever you end up doing, you must keep up the mental reinforcement and be persistent. Keep your eyes on the goal.

I go on Craigslist and pick up used appliances. You will be surprised at what you will find available.

I have recently read the book on leadership "Extreme Ownership". I bought copies for my sons and sons-in-law. It's that good.

In listening to podcasts (famous four questions), the question is asked why do some succeed  while others fall to the wayside. The answer in most cases is perseverance. Keeping your hand at the plow and going forward. The follow up is never asked,"why do some persevere while others don't?"  I have found that the things that keeping me going forward in real estate, my spiritual life, family life, etc. is that I am continually feeding my mind with the things that grow me.  Whether I'm reading the Bible, listening to books, podcasts, etc., I am getting positive reinforcement to continue to do the little things that will help me to achieve my goals.

I am looking for advice concerning a home that the owners are trying to get rid of quickly.  Large lot in Frankfort, IL, the home has a bad case of functional obsolescence. The home has several additions, the block foundation is caving in.  Worst home in a great area. Any advice would be appreciated.
