Welcome to BP Alex. You've certainly come to the right place. I'd start with reading the online books here....one is actually called getting started. Also get into the podcasts, listen and re-listen and take notes. Check out the weekly webinars, browse the forums and ask questions, read the blogs, and set up key word alerts. Find a local REIA group and network. Best of luck getting started!

Don't give up @Sean Sloop. Stop looking at how things aren't working and change your thinking to be how can I make it work. There are so many ways to busy into this business, you just need to find one that works. 

Personally, because of a short sale just under 3 years ago, I can't get a mortgage. I kept listening and reading and asking questions here on BP and found a way. We went seller financing, minimum down set our rate, set our payment and closed the deal! It was rented less than a month later and cash flows about 300 a month. Point is off you want this bad enough you will find a way! Keep pushing and keep hustling it will happen! Good luck with getting moving!

I to am going the owner financing route. I have a short sale on my record from just shy of 3 years ago. I wrapped up my first rental via owner financing and have made several offers the same way since. Personally I really like this method, no banks or extra hoops to jump through. Closing was quick and easy, and the property cash flows well.

Sorry, I have to ask, how do non performing notes work? What does one do with them when you purchase them?

@AndrewHalbert I agree, if dealing with rentals I'd rather not deal with basements and all the potential issues and expenses.
