Hello BP,

My name is Don Cooley and I am excited about getting into the world of real estate investing. I do have a question about getting creative with financing. I have a job right now working with the railroad making decent money, albeit 50% money, but I had to short sale my old house almost 3 years ago. The problem is ALMOST 3 years ago and not 3 years ago which appears to be the magic number. I have to wait until July of next year to qualify for a standard mortgage but, I am not wanting to wait that long. I would like to get my feet wet and get my first deal. I do have some money set aside in the stock market and would be willing to use it to get started. Anything you all can suggest or offer as advice would be greatly appreciated.
