Very cool and good for you. Congrats on getting in the game. I have a friend who is also looking into starting some adult daycare style homes, seems like a rather lucrative idea. Provides a great service and pays well.

First off welcome to BP. There's a ton of info available on this site. 

To answer your question you could use 3 options. First seller financing, where the seller acts as the bank and you negotiate terms with them (this is how I purchased my first rental property). Second would be private money, generally from family or friends and possibly other investors willing to help you out. Third would be to find a hard money lender, which is quite often costly with points, high interest, and short terms. 

You also might investigate wholesaling. Just search it here on the site and you should find plenty of blogs and several podcasts that can explain in detail.

@Katherine Earle I totally get what you are saying. I work in a place I'm not very happy with, I realized the only way it would change is if I changed it. So I don't worry about the naysayers, at least we've decided to do something about our future and not wait for someone else to do it 

Kudos to you and I'm certain you will do just fine, sounds like you don't let much slow you down. 

Whereabouts in Michigan are you moving?

@Julie Marquez I've only got about 2/3 of the way through it and have found it incredibly useful. So many great things to take away from it. All of the advice he gives is practical. Starting with the mindset, believing you can be a millionaire, and trusting his system. The system he used to make 100s of millions! Learning the math and understanding it is important too.

@Ian Tudor if you paid the 49 bucks you got the webinar to watch over and over again and a ebook of the material he covered. Maybe your friend will have you over to watch it. It is well worth it, as most of Grant's stuff is. 

I am already working with my wife to implement everything we can and get on the path to being a millionaire if not more!
