 Seems as though it depends on the agreement made with said silent investor. If you just need to pay them back the 20% they are owed, then you pay him out of the proceeds of the cash out and net the remainder. If you do not need the silent investor for property #2, then you don't use them.

Rates have dropped recently, and we're looking at rates in the mid to high 6s if all of the below markers are hit!

Criteria we are looking for is listed below:

  • 720 FICO Score
  • 1.20+ DSCR
  • Close in an Entity
  • $100,000 AIV (Refinance) or Purchase Price (Purchase)
  • No Mortgage Lates
  • 1-4 Unit Properties

As a private lender, we do DSCR Cash Out Refinances all the time, and you can close in your LLC.

My team can do loans down to $50,000, so long as the property can appraise for $75,000+.

A lot of lenders usually have $100,000 minimum loan amounts on their DSCR programs.

At Brrrr.com, as long as the property cash flows at a 1.000 DSCR, we can go down to $50,000, so long as the property appraises for $75,000 or higher.
