 Maybe this could have been worded a bit better, but maybe areas that were cashflowing well before but have since turned a corner and are now the subject of lower rental rates

Hello BP!

Hope everyone had a wonderful Passover and Easter holiday with their families!

I have not posted in a while, but I am interested in hearing all of your responses on this:

Where has everyone been seeing their best markets for possible cash flowing properties, and on the contrary, where is everyone seeing their worst performing properties for cash flow? 

Working in the lending space, I have been seeing many people purchase properties or do refinances in places like Columbus, OH, Grand Rapids, MI, Greensboro, NC, indicating that they may be strong markets. Are any of you seeing places to avoid during this time?

Hey Terrin! 

This is awesome, congratulations! Are you looking to do rehab on a property and sell or hold onto it and do the Brrrr strategy? Both would be acceptable if you get your numbers and margins right! I would partner up with a great contractor down there, and an agent and lender if you need help with the funds on the property, and start running the numbers of Purchase Price, Rehab Budget, and projected ARV and see if it makes sense for the money you need to allot for the project.

Typical listing sites like realtor.com, Zillow, or any other rental site you can think of will work. I also would go on Facebook market place too and market your rental there!

Also, think of some outside of the box ways to market it as well: put up a flyer in the gym you go to, a flyer in the barber you go to, or potentially go by word of mouth with people you know in the industry. Hope this helps at least a little bit!

If you talk to a RE Accountant they will give you both options, invest under your own personal name or invest under a LLC. My personal opinion is that it is extremely smart to create an LLC (or different LLCs for each property). The benefits of it from a legal standpoint is that it gives you an extra layer of protection when it comes to a lawsuit. The tax benefits include no double taxation on your rental property, and you have the opportunity to write off more business expenses through an LLC than through your personal name. I hope this helps!
