Northwest Indiana and Chicago proper have areas where the 1% rule is applicable. Those are my markets.

I'd research realtors online, or maybe someone on this forum can give you a recommendation. You didn't specify whether you want single family or multifamily. Since you're looking out of state, house hacking is out of the question. I'd start small with a single family and go from there.

Hi fellow investors. I've had much success finding quality tenants with the following site. https://www.affordablehousing.... Prior to this, I'd advertise my house in the local paper. This was costly. The site I provided is absolutely free. Also, you can screen potential tenants by asking for their voucher number, at least that's the case in Chicago. Once you get their number, you can see what their previous inspections consisted of. I've looked at potential tenants who had mice and roach infestation in their current unit. Of course, they were rejected.

I wish he'd reconsider his retirement. I truly enjoy his podcasts. 

I normally take care of it the first time, if my plumber finds tampons, wipes, or excessive grease. I tell them the next time this is caused because of their doing, they will be billed.
