Okay, had to bump this. I am noticing more inventory in my main market of the Southeast side of Chicago. A 3 bed 2 bath was listed for 119k and there is a renter who has a voucher that produced 1,500 a month. I shot an offer for 89k and was countered 105k. I'm gonna wait till after the 4th and counter the counter with 93k. Wish me luck.

What part of Chicago do you invest?

I would certainly raise the rents. Heck, I'd consider going even higher, seeing that, according to you, $500 is slightly below market value. Four hundred extra bucks a month is a nice chunk of change. 

I've seen some youtube videos where seasoned investors are now seeing more inventory and a slowing of surging prices. I have two markets, Northwest Indiana and the Southeast side of Chicago. I'm seeing a slight hint of that in Chicago, but not in Northwest Indiana. What say you?

Congrats! I invest in hammond and the South side of Chicago. East Chicago's property values have mushroomed in the last few months. I'm a single family investor, and i cannot find a deal in EC. Great job!

Eh, I'm always a bit leery when someone charges a boatload for advice. That's just me. There are enough books, podcasts, and even local clubs where one can learn the business. If someone paid Kris and got a nice return on his/her investment, sweet!
