Hey guys, so sorry for the late response. Thanks for the kind words. I did enjoy the interview. I've bought 9 more since the interview, but now this low inventory has stopped me cold. I think most investors are feeling the crunch of low inventory, higher prices, and high interest rates.

I'll go next year. I'll change my name from Kosteris to Kosterez.

Awesome! So proud of you on so many levels! I know sooo many people who claim that they're gonna get in on this game called real estate investing. Years and years later, they're still singing the same tune with nothing. Also, you didn't let your low income background stop you from achieving what you want. Even with a 7% interest rate? Hmm, I'm going to respectfully disagree here. I think we'll finally see more and more inventory. Couple that with higher interest rates, and we should see a correction.

 I am curious if they will call it a recession. Two quarters of negative GDP is only a rule of thumb - there is specific criteria for a recession including job loss and wage growth - both of which are doing very well. 


 That's a good point, but inflation is killing any sort of wage growth. Also, wrt job growth, I don't think we're at the level of employment pre-covid. Both of these metrics are a bit misleading. High gas prices, high interest rates, high food prices and now a slumping housing market. If it looks like a recession, quacks like a recession...

Building Wealth One House At A Time- John Schaub. A really great book if you're exclusively purchasing single family homes.

One Rental At a Time- Mike Zuber. Great book as he details his journey from the corporate world to full time investor. Takes a lot of guts to quit a six figure job.
