I am interested in buying rental properties and would like to start building my portfolio. Does anyone have any recommendations for a first time buyer or have suggestions where I can connect with other realtors in my area?

I have a good connection in Delaware, but before you reach out to realtors you might want to tighten up exactly what your plan is. You sound very early and unsure of what you want and how to get it right now. Are you pre-approved or paying cash? If you are getting a mortgage, get a pre-approval in place now so you know what you can afford when you approach an investor-friendly realtor. If you are looking for SF homes, are you going to live there or buying it as a rental only? You will want to know the variable rents for single-family homes and the demand. I would think the demand is pretty solid there. I know Delaware is small, but you should pinpoint three neighborhoods so the best realtor for those areas can be sourced.
