Click on the magnifying glass in the upper right. This question is literally asked weekly if not daily. 

TLDR: pick one of the 7 or 8 states with no income tax, no severe weather, a state people are moving to not from, where the housing stock is less than 20-40 years old, preferably no maintenance siding and roofs (tile/stucco etc.), a “landlord friendly state” that doesn’t have snow to plow or lawns to mow…
