I worked in a convalescent hospital when I was in high school, and their policy for patients with this same condition was to use a certain tool or instrument to "section" or cut/slice the bm before flushing.  It looked like a long dull table knife to me, and worked well so they hardly had issues of clogging.  But that was when the flusher had more water than they do now.

Perhaps the tenant can do that and avoid having to pay for repeated plumber visits.

Not only smoke detectors but carbon monoxide as well (10 year battery).

That tenant is an *** for even questioning who's rebate it is!

He would be paying more if you would have left the old inefficient unit there, so since it was your expense and his savings, it should go to you, the person who paid to have it installed.

Can't you go to FPL and ask for the account number of that property, since you own it?

Looks good.  I did wood grain in my commercial building but in vinyl.  Very difficult to clean and I think porcelain would have been easier.  I've done porcelain tile myself before in a sfr and although hard to do, the satisfaction is worth it afterwards.

I read somewhere that if you become an "employee" of your friend and only manage for him, then you don't need a license.

That would be 16 days for me since mortgage is due on 1st but late on 16th luckily.

I would consider their rent payment track record.  If they're long time good renters, I would not start eviction but advise them that there will be a late fee.  If they're relatively new, or flaky, I would proceed with protocol quoting the lease parameters.  I think tenant history goes a long way.

A lender I interviewed a few months ago told me they automatically allocate 35% into their maintenance equation.

Also keep in mind that with a lower interest rate being paid out if refi, then your taxed income will increase due to the lower interest deduction.  Your accountant can tell you by how much and if it's very significant for you.

In my area, if the pest report shows termites, then it's a Section 1 defect and has to be fixed by the seller, then re-inspected and cleared.  Sometimes the seller will just want to give you credit at closing, but I wouldn't do that, because one does not know how extensive the damage is.  You should be sure that the infestation has been eradicated or else walk away.
