Jesse,

Yes, any four unit or less multi family property is considered residential, and 5 units+ is considered commercial. Commercial is more advantageous in as much that the NOI (Net Operating Income) is utilized in increasing the value of the property whereas in 4- residential units only go by the surrounding comps only. There's more to it than that, but I simplified it for this purpose.
