Do you really have to have this place?  Is it contingent that it has to have tenants?

I know colleges have waiting lists for renters.  Maybe it will be easy to rent it out.

But I would walk if it's gonna be tough on you.

Also, if others call to ask if you take Section 8, I would just say no, because you're intending to do away with the program anyway.

Sliders are by far the less expensive, and tenants have bad habits with swinging doors in my experience.  My duplex has sliders and the tenants like them, especially since they have two young children.  Doors are too easy to open.

Also, if you have sliders, then you may want to look at how the hinges will be placed if you go with French. I had a SFR that had French doors where the hinges were on the outside rather than inside. They had replaced a slider, and didn't want to go to the expense of rebuilding the frame for internal hinges for the French doors. So they just attached them incorrectly. The problem with that is that anyone can pop the hinge pin quickly from the outside without too much effort. Security is important if you're going to convert.

Go in person and get the attention, courtesy and respect they should give you and you deserve.  After all, you're paying their wages.

When I shopped around, I first spoke with my realtor referrals.  Then I checked with my personal banks with my accounts in them.  From there, it's just who I felt gave me a better deal with fees.  I've done lending Tree, Quick loans et cetera.

From what I've gleaned in BP, them taking possession even without additional monies translates to you accepting that condition, so I believe you would now have to evict as if they were long time tenants.

If they are the type to destroy property, they will do it anyway, whether from the eviction process or a phone call. 

My PM tells them about evictions getting on record, more like counseling, so it's not really a bad thing unless done menacingly.

Yes, do it by the book.  Post and Mail the 3 day notice to let them know you started.

When that term passes, start the eviction.  Show them that you aren't going to let them stay longer than legally possible without paying, even if it costs you the attorney fees now.  My tenant told me the same thing, then paid just before the eviction deadline.

Congratulations!  You made me lol with the oh crap sentiment.  I've felt the same way and sometimes still do with a difficult tenant.  You'll get a good referral for contractors here or in Craigslist or Angieslist.  Good luck.  Had to tell you that your post made my day!
