So far so good. I wanted to form my LLC and buy houses #2, #3, #4 this year. Closing on #3 Thursday. Needs about a months worth of rehab. Still have to find and rehab #4. But all in all I think i'm moving really fast. Still working a 40 hour job with a 180 mile round trip commute, two kids playing baseball with 3-4 games a week. Whew! That exausts me just typing it. I think i'm just to pumped up up to get tired right now. These truly are exciting times around here. I absolutely love REI. Seems like i'm learning something new on a daily basis.

Jackie I'd be interested in that. However i'm not sure I have the time right now. Just wrapped up house #2 today. Renter moving in monday. Closing on house #3 thursday and have about a months worth of work to do on that one. So i'll be pretty busy for the next month or so. But i would like to hear all the details about the arrangement you were planning to offer. Thanks Dave

Yeah the cops don't have much to do up here. They've shut down many bars harassing the patrons. I was only in there twice but both times it was standing room only. Its really to bad because there isn't anything to do up there for the 20 somethings. I think thats why they all want to leave for the bright lights.

Chris- Yes i know what you mean about Michigan being a great place to invest. The deals around here are amazing. The houses i'm buying are at a 50-70% discount. We were the first ones to see the economy to go south and i can say that its already coming back. We've seen the bottom! It will be slow. At least i hope its slow enough for me to get myself to 10 SFH's :mrgreen:

wheelhouse- I think i might have gotten myself into some trouble at that establishment once :lol: Is that place located a couple miles north of Bad Axe. If so your right. Place was always packed. Nothing else around for miles.

Hi everyone! I've been following BP for about 6 months now and finally decided to join. I'm a machine repairman for a steel factory in Detroit. I commute 165 miles round trip. Been doing it since i graduated high school(20 years). I live in the thumb of Michigan and absolutely love the freedoms that country living brings. I own 32 acres of farm land that i rent and 2 SFR and closing on one in a couple weeks. I hope to be retired by 50. I've got 12 years. I plan on buying 2 houses a year every year or more if i can afford it. I'm new to the REI world but have been reading everything i can get my hands on. I'm basically tired of working for the man and want more control of my future. My wife is an accountant and has recently taken the class to get her realtor license. I think the two of us have all bases covered. I'm the muscle and she's the brains. I hope she don't read this.LOL :lol:
I look forward to learning everything i possibly can and networking with other investors in Michigan.

sorry about the CAPS didn't realize there was so many uptight people of this forum too.

well i won't be renting to this couple for i found after digging deeper that his disability runs out in november. thanks for all the advice. i am a newbie to this forum but not new to the internet. i have been following BP for awhile just hadn't felt the need to join till the other day. again thanks for the advice.

I HAVE A FRESHLY REMODELED 4BR 2 BATH HOUSE THAT I'M TRYING TO GET RENTED. I'VE SET THE PRICE A LITTLE HIGH BECAUSE OF ALL THE RENOVATIONS I'VE DONE AND PEOPLE SEEM TO BE BALKING AT THE PRICE A LITTLE. I'VE HAD LOTS OF INQUIRIES BUT ONLY HAVE GIVEN OUT A FEW APPLICATIONS. MY QUESTION IS WOULD YOU ACCEPT THESE PEOPLE. THEY ARE A 25 YEAR OLD MALE AND 21 YEAR OLD FEMALE WITH A 6 AND 1 YEAR OLD AND SHES PREGNANT. BOTH OF THEM LOOK CLEAN BUT HAVE TATS AND PIERCINGS EVERYWHERE. HE WAS IN A BAD CAR ACCIDENT 3 YEARS AGO AND HAS BEEN ON FULL DISABILITY SINCE ($2500 A MONTH) AND SHE WORKS A PIZZA JOINT($900 A MONTH) THEY SEEM LIKE A YOUNG COUPLE IN LOVE LOOKING FOR SOMETHING BETTER FOR THEIR FAMILY. I'M JUST NOT SURE THEY FIT INTO THE NEIGHBORHOOD. THE HOUSE IS ACROSS THE STREET FROM THE LOCAL POLICE STATION WHICH THEY ARE AWARE OF SO I WOULD THINK THAT IF THEY WERE INTO ANYTHING ILLEGAL THAT THEY WOULDN'T LIKE BEING SO CLOSE TO THE COPS.
BOTH HAVE BAD CREDIT FROM THE CAR CRASH BUT SEEM TO BE FINALLY GETTING ON THEIR FEET. I KNOW YOU CAN'T JUDGE A BOOK BY ITS COVER AND THE $2500 GUARANTEED MONTHLY INCOME REALLY MAKES THEM A COMPELLING CHOICE. WHAT WOULD YOU GUYS DO?
