David- Thanks for the info. My original plan was to to refi one of my properties and use that money to buy another house. But was wondering what would be better way to go....401k or Refi???????????????

Looking to borrow about $20k to help with the purchase of another rental property. I have the ability to refi one of my houses or I could borrow from my 401k. Not sure of all the details about the 401k loan, I do know its 7% interest and 5 years to be payed in full but other than that I haven't really researched it much. Hadn't really considered it before now so I guess what I'm wondering is what would you guys do assuming i get the same 7% from a bank.

Steve do you find it hard to find tenants without pets in the Fenton area? I know over here in the thumb it seems that around 80% of the people that contacts us have pets of some sort and lots of them at times. We had people call with as many as 5 dogs and cats. We decline those people. a dog or cats OK but 3,4, or 5 is crazy. We usually charge $25 per pet a month. Dave

Tom, The tenant(liar) told me he would only smoke outside because of the small kids. I(fool) believed him. I just thought if these little packets would work it would be a whole lot quicker and about the same price as paint. The website says that it will remove skunk smell....I might try a few just to see how they work.

Anybody ever use any of the Deodorizers to get rid of cigarette smoke. I looked at some called Room Shocker...not cheap $25 does 400 sq.ft. They claim to be used by some pretty big businesses. I was wondering if anybody has any exsperience with this product or any other products that work good. I painted the house last year and really hate to repaint and scrubbing the walls doesn't sound like fun..looking for an EZ way.

Anyone read this book yet? If so how about some reviews.
