Have you reached out and spoke with anyone within the utility company? Or are you just basing this on what you’ve read?

I would reach out to them. Every utility company has an energy efficiency department now.

 Usually, these start out from a tenant complaining of a high bill. Then the utility comes in and says "Mr. Landlord, you have x amount of months to come up with a written agreement with the tenant if the space is shared" if no agreement is reached in writing, the meter where there's a shared condition gets placed in the landlord's name and he is then responsible for months if not years of past usage.

Hey folks,

Does anyone know where I can find a sample of RentRedi's sample credit report. I went on their website and spoke with someone via chat and was kept being referred to what's covered in the bullet points on their website but that does not help me in trying to see what the report looks like to see if it's something I'd want to use.

@Frank McGovern like you, we’ve also owned a pitbull from when he was a pup. Both my kids grew up around him and we raised him to be a family dog. I don’t ever think twice about leave him alone with the kids. Unfortunately, as you mentioned, people raise some of these breeds wrong and that’s when bad things happen. With that said, even though I love pitbulls, have raised one, I know my dog but I don’t know how others have raised their pitbulls so I’m always rather cautious around them when I meet them until I know the dogs temperament. I had a great pit but I wouldn’t rent to someone with 1 simply because my insurance company would not allow these breeds.

@Kevin Manafi I’m also in Jersey and I know pet deposits are not allowed. Basically you cannot charge anything over 1.5mo rent so the pet deposit is out the window here. The up front pet fee idea I’ve been kicking around. I’m thinking in the future of charging $1/lb. So if the dog is let’s say 40lbs, that would be $40/mo.

@Laura Marks what do you tell them about visiting their current place? I’m asking because then it would given them time to clean up I’m assuming if they know your coming. I currently have a prospective tenant with 2 dogs. Nothing larger than 35lbs. How would I bring up the conversation about visiting their current place and reason?

@Ron Brady how did you come up with the amount? Is it set regardless of dog weight?
