@Mark Mettias Bloomfield is a hot market but the schools are not great.

Glen Ridge will definitely be on the pricer side and there is not much multi family inventory in Glen Ridge. But if you can score something there and the numbers work, I think that would be a win. Bloomfield is a hot market right now and I don’t see it cooling down anytime soon although anything is possible. But there are still deals to be had, especially if you plan to house hack. Belleville doesn’t have a train station compared to all the other towns you mentioned and depending if you have or plan on having kids, their schools aren’t so great. What I never could understand was why the homes in Belleville and Bloomfield sell for similar prices yet from a commenting standpoint and education standpoint Bloomfield is more favorable over Belleville.

Hey BP folks,

I’m getting conflicting info and looking to see what some of your experience is:

I currently have an FHA loan on a triplex which I reside in. I'm looking to get into another duplex property with an fha loan and want to put that property in my gf's name.

Am I able to be a Non occupied co-borrower if I currently have an fha loan?

Could someone share their tenant lease agreement with me, particularly for NJ. The attorney I was looking to use charges per lease in pdf format which means if I have 4 doors, I would get charged each time a new tenant moves in for a lease. Is that typical of how attorneys structure these type of agreements/leases? What are your experiences?

Vic if that’s the case, I can possibly get the loan in an llc and then occupy the unit...

Mixed use property. 2 apartments on top and a commercial space on the ground level. Would I need a commercial loan or can I still get a conventional loan? NOTE: I plan to reside in one of the apartments if the purchase goes trough. Thanks

Thats what I was initially thinking Arden Gist but most of the unit that go for 1800 have 1 1/2 maybe 2 bath, mien only has 1 bath. Although it is more updated than the comps I've looked at.

Colleen F. I don't think it had any major affects on Iselin even though it's part of Woodbridge but interesting point.
