That’s a tough one. If it was me, I don’t think I’d go out of my way to contact the lender.

Since it’s your residents, str shouldn’t be in issue in Nashville... to stay on the up and up you could find a manager to help you short term rent for the remainder of the year. Rent to a traveling nurse? After that switch over to a long term rental?

I understand why some would be hesitant, but some of these comments are horrible.

Screen as you would normally. Use a property manager to handle issues if they come.

You have a tenant who currently likes where she is and will stay for a few years. She has good reason to want to stay and be a good tenant.

Oracle Corp. plans to bring 8,500 jobs and a $1.2 billion investment to fast-growing Nashville, a deal Mayor John Cooper’s office announced Wednesday as unprecedented in the history of Tennessee economic development projects.

Cooper’s office said the Austin, Texas-based computer technology company requested a public hearing for its economic impact plan with the Metro Industrial Development Board. That board and the Metro Council would need to finalize the deal. According to documents provided by Cooper’s office, the project would create 2,500 jobs in Nashville by the end of 2027, reaching the full 8,500 by the end of 2031, with an average salary of $110,000.

They may be looking for housing for some of their workers but I'm not sure... Before thinking about structuring a lease agreement, I'd just give them a call and see what exactly they are looking for.

Could you refinance now and analyze it from there? In that scenario you’d analyze with no money down and may cash flow a bit more.

Hey Austin - House hacking in Nashville is how I got my start. I had a hard time finding multifamily options in areas that I liked. We ended up finding success with Nashville 1960s ranches. Many of these houses have basements that work nicely as studio apartments. 

Depending on how much you are putting down, you may be able to get your mortgage payment in rend if you 1. rent out the top as a long term rental 2. rent out the bottom as a short term rental... You may even be able to cash flow if you did a short term rental on top and lived in the bottom.

Sergey - I wouldn't recommend renting the home out any time soon. Mortgage fraud is a thing, and it is enforced.

Since you have a financing contingency in your contract, if the contract were to fall through due to financing issues, you would be entitled to your earnest money.
