Nashville gets a lot of Cali interest. If you're investing for appreciation, we're a great option. If you're investing for primarily cashflow, I'd look at Memphis closely.

Let me preface with... I am not a lawyer, but I think 3 unrelated roommates is the limit the same way that 55mph is the speed limit on 440...

So there are some caveats to this. Recovery homes (sober living homes) usually house well over 3 unrelated individuals in single family homes. They are able to do so because of the Fair Housing Act. Individuals with disabilities have the right to live in supportive housing together as a special kind of family unit. Any individuals with a disability that come together to live in supportive housing have that right.
