First rental property

Hey everyone how’s it going! I’m new to real estate investing I’m about ready to start looking and in a couple month hopefully Brrrr my first out of state rental property. I found a property I really like in Nashville Tennessee , but I want to make sure that i’m analyzing it correctly would anyone be willing to help me out! And if I were to go head and pursue this property would anyone know an investor or a private money lender who would lend me money in order to go through with my deal? Thank you

The only way to really analyze this deal is going to be to get in contact with an agent in that area that specializes in helping investors. They're the only one's who are going to know the area well enough to give you the insight you need into the neighborhoods to know it it's really worth buying and holding. They're also the only ones who are going to be impartial enough to shoot straight with you. They of course want to make a commission, but if they have half a brain they'll realize that letting you buy a crumby property is only going to ruin their reputation. That's my two cents, at least.
