Post: EDDM or Targeted List?

First my goal is to attract more business to our team. We want more listings and realize that buyers will come with more listings we have for sale. 

Our town has an average DOM of 133 days over the last 6 months. Our average is 15.5 days over the same time frame. I want to capitalize on this for people interested in selling their home but also show buyers that we are the go-to agents in our town. 

So…

So is EDDM the answer to getting into every door? Homeowners and renters "soon to be buyers". We only have 1241 doors in our area. 

Or should I target a list of homeowners and expired listings? I'll pay more for postage but be sure to get infront of those that can sell. Then rely on signs and other marketing to attract buyers. This would be about 200-300 doors if I combined both an expired listings list and a demographic list. 

Thoughts?

Harsh.

Some people could use the benefits that a large brokerage offers. With Keller Williams you can have your own company within a company. If you feel that later you want to break away and start your own brokerage, then that is easy. You've already established your brand and gotten the education while starting up.

Also in most states you must be affiliated with a brokerage for a minimum time. In WA it's 3 years before an agent can be a managing broker. If your intent is to own your own brokerage you must go through this right of passage. In the mean time build up your clientele.

My best advice for dealing with an over priced seller is to show them comps. Show them what is selling and what is not. Compare selling their properties to selling a car. He would pay too much for a car. Just like no one will pay too much for a house.

Congratulations on your first rental @Brent Kiger . Dig in to BP. There is a lot of great info here. See you around the site.

Can you evict her for these violations? I'm not sure it this violation is grounds for eviction, but why have it in your lease if you can't do anything about it? You know she smokes here anyway, regardless of whether or not she started the fire.

If nothing else, chalk this up as a lessoned learned. I'll sure keep it in mind when I begin renting.

I'm thinking of buying a large multi family complex, I need some advice on paying for the out-of-pocket expenses like engineering reports, appraisals, and inspections. I have a friend who is an inspector and may take payment at closing, but that not a sure thing.

Any help is appreciated.
