Hello to everyone in this forum. My name is Brent and I am very new to real estate investing. I have decided that real estate is going to be my vehicle to financial independence, andI am just starting out building my profile. I just turned my first house into a rental that I used to live in, moved out and my in laws moved in. So it is a rental, however I don't feel like I have gotten the true experience of a rental yet as it is family that is renting it. I am looking forward to getting started here on BP as I listen to the podcast every week, and I hope to purchase my first "real rental" within the next few months.

It truly means a lot the receive the welcome from just introducing myself. Josh and Brandon obviously I love what you guys are doing here, and can't wait to get more involved. Thanks also to everyone else for the warm welcome, i'm looking forward to setting up the keyword alerts and getting to know some fellow BP members.
And Mehran thanks for the link to the video. I hear about the 50% rule a lot on the podcast and I think that will be an excellent rule to live by. And to answer your question, I don't know that I would have the stomach to evict in-laws. I know that based on their income they bring in plenty to cover it, and they also know how important that property is to my wife and I, so I really am just relying on faith on this one, something I won't do on my next property...
In addition, commenting on Brandon's multifamily video, I would like to purchase my first rental as a single family and then work my way up to multi-family. Brandon or Josh seem to always ask that question to their guests on the podcasts and they all say to start with single families and work up, and as much as I like to go big, I'm gonna take their advice on this one...
