Is there a limit on the amount of expences a landlord can deduct from taxes per year? Such as replacing things that are coming up due, such as floors, siding, and windows?

I really enjoy reading what everyone is posting. I think it would be a good opprotunity because I can get along with almost with anyone and I have enough street smarts to know when to turn my head and keep my mouth shut. Thats how you handle those places.

I imagine as long as I treat my tennants with respect, this could be a good long term investment. With my design plans perhaps a positive trend may start. Solar panels would be a good idea. If you save a low income family 100 bucks a month on the light bill they would be happy and would be more likely to stay. If I had the funds I would try it in a heartbeat.

Before I made it to the end of page one on this thread i've baught my first copy of Section 8 Bible Vol II. I cant wait to read it.

@Jon Holdman More less to just kick ideas around. Even if it has no practical purpose what use could it be made of?

Like the story the media has been all over, with the guy getting swallowed up in his bedroom. The houses on either side of it have to be torn down. Those owners are at a loss. Do you think the state govt might come in and level the entire neighborhood to make it conservation land?

As for flooding or swamp land. This is right up my alley, I like to play in the dirt. Perhaps if some land was low and it was practical to its surroundings to lay a 20 foot fill in to get it out of the flood plain, then its doable. You could make money off letting it be a clean fill dump for 10 years. If its not suitable for a building, you can rent semi truck parking when you're done.

Since sinkholes are such a problem in florida where they are randomly swallowing up homes in subdivisions. I wonder if any investors would be interested in holding onto that land or selling it. Perhaps the risk might be as great as going after some River Ranch property. You cant do nothin with it if it keeps dissolving into the water table.

I feel bad for those people down there. Perhaps the state might aquire it as conservation land since its too dangerous to live on?

Hello folks. My name is Ryan. Currently laid off, starting a Trash Hauling buisness. I've got 7yrs of background in the earthmoving buisness. This experience has allowed me to gather a very broad aspect of real estate. Ever wonder why that lake ended up on your property? Anyway, I'm looking to invest in real estate once im back on my feet.. Trying to learn as much as I can. I belive my experience gives me an advantage. If a property isnt draining properly for example, i can fix it and save money. I'm intersted in participating and networking with folks. I have very big dreams, and the possible creations are endless.
