You're 100% correct. Not only is inventory low but houses are going fast. Buyers have been missing out. However, there are still properties out there that I think are worth looking at. I have a listing right now in the BP marketplace for a Jax Beach duplex at $400k. So, you're right that the price is high but it's also a duplex that could be used for regular rentals or vacation rental. It's not in the marketplace (now I may add it) but there's a prop that just became available at $117 with very little rehab needed and can get $800-$950 per month. The stuff it out there you have to be fast and ready to go when it comes up.

Also, I'm working with tech support to get this updated. Each unit is occupied and the current rents are:

Unit 1: $1,750

Unit 2: $1,500

Unit 3: $900

Hi @Sherrod Wesley,

You mention wanting to "get your foot in the door" so what type of information are you looking for? As a buyer there are very specific criteria for that program. FICO score, debt to income ratio, maximum income amounts, etc. In my experience the best way to find out if you qualify is to work directly with a lender. I can give you the name and number of the lender I work with. She works with all kinds of credit and credit programs.

It's extremely important to be sure you're only working with lenders approved to offer the program. There are scams out there that are not legit. I often suggest begging with an official state or federal website and drill down from there.

Hi @Margo Gladys So far it's been my experience that it can be difficult when investors and/or buyers have never actually been to Jacksonville, FL. Our city is so large and there are many different areas to choose from. The culture can greatly vary from section to section. Because of this it can be difficult to set expectations for new investors to Jacksonville. Standards on one side of town can be vastly different from another. However, it should be fairly easy for any agent to, at minimum, get you set up to receive properties within your parameters on a consistent basis (weekly, monthly, daily, etc.).  If you can, I'd suggest setting up a time where you can come down and explore the city. Hi @Ben Strumeier Jacksonville is a very large city. Have you ever visited Jacksonville, FL? It's such a large city. Each area of the city has a different feel to it. The St. Johns Town Center/UNF area is a very nice area. 

Are you also thinking of moving here? I've been here ten years (from Jersey also).

Hi @LaToya Dixson Welcome to BiggerPockets. Your profile sounds like mine. I had to step outside of my comfort zone also. I've gotten much better but I have a ways to go. lol I'm finally going to one of the Jax REIA meetings this week. I've never been and feel excited like a little kid. lol
