It's likely to be at a higher price point, so normally those stay a little longer on the market. Without knowing the property I really couldn't say what I'd think the problem would be, but if it's been listed then I know I've come across it.

Hi Gregory. I'll inbox you. I'd love your honest feedback.

Hi @Gregory L. Welcome to BP. CONGRATS on your purchase. I'm curious as well which area you purchased your duplex. We have a duplex at the beaches that I thought would've been gone by now. I thought being by the beach would be a plus. But it seems it maybe hasn't been and I'm sort of stumped on it. lol

Every month I talk about going but it seems like every month something comes up. I'm going to have to place it on my calendar one month and not budge on it.

I think there are way too many generalized statements in this post. Yes, there are parts of Jacksonville that have high crime rates. This isn't much different from any other large city. But there are also areas that are nice to live in with good schools. Of course some areas have higher rent than others. This, too, isn't much different from other cities. It's not a secret that Jacksonville is the largest city in the country so we have to be careful that we're not lumping the entire city in to one description. That wouldn't be fair. And honestly it wouldn't be accurate at all. It simply boils down to what works for YOU and your investing strategy.  When you determine what you want then you can focus on those zip codes. In my personal opinion it wouldn't be smart to eliminate the entire city because of an opinion about one area that may be 45 minutes away.

I know this is unrelated to real estate but I'm always looking for small businesses to highlight. Jax is so big that often times people just don't know these small businesses exist.

Hi @Joddie Mcclain

I've had the intent to go to a JAX REIA meeting also. I'll have to miss the meeting tonight but I have plans to go next month. I'll be sure to look for you when I get there.

I hadn't thought of Oakleaf being an area for investors. I live in Watermill which is very close to Oakleaf. Families love the schools and youth athletics in that area.
